We vroegen Sven Damen hoe het gesteld is op de Vlaamse <strong>huizenmarkt<\/strong>.<\/p>\n<p>Sven: \u201c2020 was natuurlijk een speciaal jaar. De vastgoedprijzen zijn door het dak gegaan. De huizenprijzen van een gelijkaardige woning zijn met 6% gestegen. Zeer opmerkelijk. Het is van 2007 geleden dat we dergelijke prijsstijging hebben vastgesteld. Corona heeft daar natuurlijk veel mee te maken. De markt is op een gegeven moment tot stilstand gekomen, maar vlak nadien was er een enorme toeloop, waarbij mensen minder onderhandelden over de prijs van een woning.\u201d<\/p>\n<p>In <a href=\"https:\/\/www.youtube.com\/watch?v=-ngA5RqDgOk&amp;t=2s\">een video van de Universiteit van Vlaanderen<\/a> legt professor Damen uit waarom <strong>huren niet per se slechter is dan kopen<\/strong>.<\/p>\n<p>Sven: \u201cAls vastgoedonderzoeker moet ik dat vaak uitleggen. Eigenlijk is het opmerkelijk dat wij zo\u2019n groot deel van ons vermogen in \u00e9\u00e9n asset, in \u00e9\u00e9n locatie willen steken. Het is verstandiger om uw investering te spreiden in andere locaties en industrie\u00ebn. In die zin is het dus niet altijd het beste om vastgoed te kopen. Zeker niet. Ik bezit zelf wel een woning, maar ik zal niet verder investeren in vastgoed. Ik wil namelijk liever een gediversifieerde portefeuille, met bijvoorbeeld aandelen, om het risico spreiden.\u201d<\/p>\n<p>Sven staat ook elk jaar in voor een <a href=\"https:\/\/era.prezly.com\/huizenprijzen-stijgen-met-59-procent-sterkste-stijging-sinds-2006\">update van de hedonische prijsindex<\/a> van Vlaanderen.<\/p>\n<p>Sven: \u201cDe&nbsp; vastgoedcijfers die je leest zijn vaak gemiddelde prijzen. Dat betekent dat in een bepaald jaar de (gemiddelde) prijzen sterker kunnen stijgen als er bijvoorbeeld grotere woningen worden verkocht, die dus ook duurder zijn. De hedonische prijsindex corrigeert die vertekening. We kijken naar de prijsevolutie van gelijkaardige woningen over de tijd. Voor mij is dit de enige indicator van vastgoedprijzen die ik vertrouw.\u201d<\/p>\n<p><span style=\"font-family: Roboto, sans-serif; font-weight: bold;\">Beluister de volledige podcast via Spotify,
